This one is built from operator data, and it counts nights actually sold rather than applying an occupancy percentage. That single difference is usually worth a factor of two.

How this is calculated. Gross yield is our gross annual income divided by the price you enter. Net self-managed removes a 15.5% platform fee. Net via agency removes that market's agency commission, which runs 25 to 35% in this segment and is the single largest cost most owners never see quantified. None of these figures deduct your own costs: staff, utilities, maintenance, local taxes and income tax. A yield calculated on gross income is not a return.
It counts nights, not percentages. An occupancy rate multiplied by 365 overstates a seasonal market by roughly a factor of two. We publish the nights a villa really sells in each market, and multiply by the rate.
It shows you the commission. Self-managing on a platform costs about 15.5% of what the guest pays. Through an agency in this segment it runs 25 to 35%, and at the top of the market 35 to 45% once the local agency takes its half. Nobody publishes that number, because every party in the chain benefits from the owner not knowing it.
It tells you when it does not know. Markets we have not had confirmed by an operator on the ground are marked as our estimate on their own page. We would rather say so than manufacture a certainty.

Because it overstates a seasonal market by roughly a factor of two. Fifty percent occupancy sounds precise and means 182 sold nights. Saint-Tropez sells about 55 premium nights in an entire year. Any figure built on occupancy times 365 is wrong for this segment.
