Why do you not use an occupancy percentage?

Because it overstates seasonal markets by roughly a factor of two. Fifty per cent occupancy implies 182 nights sold. A villa in Saint-Tropez sells about 45 nights at the high rate and perhaps 10 more outside the peak. We count nights actually sold, and nothing else.

Thirty-eight markets, each benchmarked on its own terms: St Barts, Anguilla, Saint Martin, Barbados, Los Cabos, Punta Mita, Aspen, Vail, the Hamptons, Miami, Palm Beach, Saint-Tropez, Cannes, Cap-Ferrat, Ibiza, Mallorca, Marbella, Mykonos, Santorini, Paros, Corfu, Tuscany, the Amalfi Coast, the Algarve, Courchevel, Meribel, Val d'Isere, Megeve, Chamonix, Verbier, Gstaad, Zermatt, Phuket, Koh Samui, Bali, Sri Lanka, Mauritius and Dubai. Phuket is not Koh Samui. We do not merge markets. We removed the Maldives because it sells hotel water villas, not private rental villas, and it has no place in a benchmark of what an owner earns.
