Why do you not use an occupancy percentage?

Because it overstates seasonal markets by roughly a factor of two. Fifty per cent occupancy implies 182 nights sold. A villa in Saint-Tropez sells about 45 nights at the high rate and perhaps 10 more outside the peak. We count nights actually sold, and nothing else.
