Why don't you use an occupancy percentage?
Because it overstates seasonal markets by roughly a factor of two. A villa in Saint-Tropez sells about 55 nights a year, not the 182 that fifty per cent occupancy implies. We count nights actually sold.
Is the estimate free, and how are you paid?
