Below is what every market we cover actually earns, counted on nights genuinely sold. Put your own purchase price against any market and the yield is worked out in front of you.
We publish the income. You know the price being asked. Put them together and you get the one number an estate agent will not give you. Nothing is sent anywhere and nothing is stored.

How this is calculated. Gross yield is our gross annual income divided by the price you enter. Net self-managed removes a 15.5% platform fee. Net via agency removes that market's agency commission, which runs 25 to 35% in this segment and is the single largest cost most owners never see quantified. None of these figures deduct your own costs: staff, utilities, maintenance, local taxes and income tax. A yield calculated on gross income is not a return.

There is no single answer, because a yield is income divided by price and prices in this segment vary by a factor of ten within a single town. What we can tell you is that most published yields for luxury villas are too high, because they are derived from an occupancy percentage. Occupancy multiplied by 365 overstates a seasonal market by roughly a factor of two, and the yield inherits the overstatement.
St Barts, at roughly $309,000 gross a year for a premium four-bedroom villa, on 145 nights actually sold.
Bali, at 220 nights a year. Season length moves annual income more than the nightly rate does, which is why the most expensive market per night is almost never the highest earning one over a year.
Because occupancy hides the truth in a seasonal market. Fifty percent occupancy sounds precise and means 182 sold nights, which almost no top-end villa in a seasonal market reaches. Saint-Tropez sells about 55 premium nights in a whole year. The occupancy model put its income at more than double the real figure until an operator corrected it.
