An owner usually knows, roughly, what their villa earns in a season. What it would fetch in a sale is a different question, and a harder one. The two are related, but they are not the same number, and the tools that claim to answer the second are the least reliable of all at the top of the market. Here is why, and what an honest resale figure actually rests on.

Rental value and resale value are not the same question

Rental value asks what a villa earns in a year. Resale value asks what a buyer will pay to own it outright. A superb rental asset in a short, ferocious season can sell for less than a quieter home on a rarer address, because a buyer at this level is paying for the address, the view and the scarcity as much as for the income. So the honest starting point is that your rental benchmark and your resale figure are two different measurements, and anyone who collapses them into one number is guessing.

Why online tools miss a luxury sale price, for the same reason every time

We measured automated valuations against officially recorded French sales and found them landing 30 to 72% under the real price at the top of the market, always on the low side (see why online estimates fail on luxury homes, measured). The cause is mechanical. A median model prices the middle of a market, and the things that make a home worth multiples of that middle, the view, the finish, the address, the service that comes with it, appear in no public register. The model does not merely underweight the premium. It cannot see it. That is as true for a sale price as it is for a rental estimate.

What an honest resale figure rests on

Two anchors, and their limits. The first is what actually sold: the officially recorded registers, DVF in France, the DLD in Dubai, transaction data in the United States. These are real, but at the very top they are thin, sometimes a handful of clean sales in a full year on a trophy address, too few to be statistically precise, and we say so rather than dress it up. The second anchor is income. A villa that brings in a given amount a year, counted in nights actually sold and never in an occupancy percentage, is worth at least that income capitalised at the top of the yield band we measured across our covered markets, 4.5% gross. That sets a floor. The real resale value sits above it, and how far above is exactly the thing no public register holds.

The one number that decides it is yours

The buyers who matter at this level transact privately, agency to client, and those prices appear on no public platform. So the most useful figure in any resale conversation is one you may already hold: what a comparable villa near you actually sold for, or what yours truly earned last year. Placed next to the recorded sales and the rental benchmark we hold for your market, that is the only honest way to price a luxury home.
